Welcome to BBOYO Real Estate Company LLC (“BBOYO,” “we,” “our,” or “us”).
These Terms and Conditions (“Terms”) govern your access to and use of the BBOYO website, digital platforms, applications, property marketplace, and related services, including www.bboyo.com and any country- or market-specific versions of the platform (collectively, the “Platform”).
The Platform may provide access to property listings, property searches, property marketing, property-tour scheduling, agent and professional profiles, real estate information, lead-generation services, property management services, consulting services, and other real estate-related products and services (collectively, the “Services”).
By accessing or using the Platform or Services, you agree to be legally bound by these Terms and our Privacy Policy, which is incorporated into these Terms by reference.
For purposes of these Terms:
“BBOYO,” “we,” “our,” or “us” means BBOYO Real Estate Company LLC and, where applicable, its affiliates and authorized representatives.

“Listing” means information about a Property submitted or published on the Platform.
“Property Owner” means an individual or entity claiming ownership of or authority to market a Property.
“Agent” or “Real Estate Professional” means an independent real estate agent, broker, company, or other professional using or associated with the Platform.
“Content” means text, photographs, videos, graphics, documents, logos, property information, reviews, messages, data, and other material displayed or submitted through the Platform.
“User Content” means Content submitted, uploaded, posted, or otherwise provided by a User.
By accessing or using BBOYO, you confirm that:
If you are using BBOYO on behalf of a company, organization, property owner, or other legal entity, you represent that you have authority to bind that entity to these Terms.
The Platform is generally intended for users who are legally capable of entering into binding agreements under applicable law.

BBOYO reserves the right to refuse access to any Service where permitted by law.

Users who submit Listings are responsible for ensuring that the information provided is accurate, current, complete, and not misleading.

BBOYO does not guarantee that every Listing is accurate, complete, current, legally valid, or available.
A person submitting a Listing represents that they:
BBOYO may request supporting documentation where appropriate.
Submitting a Listing does not establish or guarantee ownership.
BBOYO may remove, suspend, restrict, or refuse any Listing if we have concerns regarding ownership, authorization, accuracy, legality, fraud, or compliance with our policies.
BBOYO may review certain Listings, users, agents, companies, or professionals.
Where applicable, BBOYO may display designations such as:
Such designations refer only to the specific review, verification, approval, or qualification process performed by BBOYO.
A BBOYO designation does not constitute a guarantee, warranty, certification of ownership, guarantee of a transaction, guarantee of property condition, or guarantee of future conduct or performance.
Users should independently conduct appropriate due diligence before entering into any transaction.
Real estate transactions involve significant financial and legal considerations.
BBOYO does not guarantee the:
Before purchasing, renting, leasing, developing, or investing in a Property, you should independently verify relevant information.
Depending on the transaction, this may include verification of title, ownership, boundaries, zoning, permits, taxes, physical condition, liens, restrictions, and other legal or financial matters.
BBOYO strongly encourages users to obtain independent advice from qualified legal, financial, tax, surveying, engineering, inspection, or other professionals where appropriate.
BBOYO may provide tools that allow users to request or schedule property tours.
A scheduled tour does not constitute:
Property owners and agents remain responsible for providing access to the Property and honoring confirmed appointments, subject to applicable circumstances.
Users are responsible for attending scheduled appointments and following reasonable safety instructions.
BBOYO may facilitate communications or scheduling but does not guarantee that every tour will occur as scheduled.
Agents and real estate professionals using the Platform may be independent professionals or independent contractors.
Unless expressly stated in a separate written agreement, an Agent is not an employee, partner, joint venturer, or legal representative of BBOYO.
Transactions, agreements, representations, commissions, fees, and other arrangements between a User and an Agent are generally between those parties.
BBOYO is not responsible for the independent acts, omissions, representations, advice, conduct, licensing, or performance of an Agent, except to the extent liability cannot legally be excluded.
Users should independently verify the credentials and legal authority of any Agent before engaging them.
BBOYO may provide or facilitate real estate-related services, including property marketing, property management, consulting, information, lead generation, and other services.
Unless expressly stated otherwise in a separate written agreement, information or general guidance provided through the Platform is for informational purposes and does not constitute legal, tax, financial, investment, surveying, engineering, or other professional advice.
BBOYO does not guarantee the financial performance or outcome of any property transaction or investment.
Certain BBOYO Services may involve fees, commissions, subscriptions, marketing charges, professional fees, transaction fees, or other charges.
Applicable fees will be disclosed before or at the time they become payable, where required by law.
By purchasing a paid Service, you agree to pay the applicable charges.
BBOYO may use third-party payment processors to process payments.
You agree to provide accurate payment information and authorize applicable charges.
Unless otherwise stated, fees already paid may be non-refundable to the extent permitted by applicable law.
BBOYO reserves the right to change its fees and pricing, subject to applicable notice requirements.
Where BBOYO specifically advertises or offers a service on a “no-sale, no-payment” or similar basis, the specific terms presented for that Service will govern.
Such language applies only to the particular Service and market for which it is expressly offered.
It does not waive fees, commissions, contractual obligations, government charges, third-party expenses, or other amounts that may otherwise apply unless expressly stated.
You retain ownership of Content that you legally own and submit to BBOYO.
However, by uploading or submitting Content to the Platform, you grant BBOYO a non-exclusive, worldwide, royalty-free license to host, store, reproduce, display, distribute, format, modify for technical purposes, and use that Content as reasonably necessary to operate, promote, market, improve, and provide the Services.
This may include displaying property photographs, descriptions, videos, logos, and other Listing information on BBOYO and, where appropriate, through marketing channels or third-party platforms.
You represent that you have the necessary rights and permissions to submit the Content and grant this license.
You must not submit Content that infringes another person's intellectual-property, privacy, publicity, contractual, or other legal rights.
BBOYO may remove, restrict, modify, or disable access to Content where we reasonably believe that the Content:

The Platform and its original content, features, functionality, software, designs, trademarks, logos, graphics, text, databases, and other materials are owned by BBOYO or its licensors and are protected by applicable intellectual-property laws.
The BBOYO name, logo, trademarks, service marks, designs, and branding may not be used without our prior written permission.
Subject to these Terms, BBOYO grants you a limited, revocable, non-exclusive, non-transferable license to access and use the Platform for its intended purposes.
You may not, without prior written authorization:

BBOYO does not control third-party services and is not responsible for their availability, content, policies, security, or practices.

TO THE MAXIMUM EXTENT PERMITTED BY APPLICABLE LAW, THE PLATFORM AND SERVICES ARE PROVIDED ON AN “AS IS” AND “AS AVAILABLE” BASIS.
BBOYO DOES NOT WARRANT THAT:
BBOYO DISCLAIMS WARRANTIES TO THE MAXIMUM EXTENT PERMITTED BY LAW, INCLUDING IMPLIED WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, TITLE, AND NON-INFRINGEMENT, EXCEPT WHERE SUCH WARRANTIES CANNOT LAWFULLY BE EXCLUDED.
TO THE MAXIMUM EXTENT PERMITTED BY LAW, BBOYO, ITS AFFILIATES, OFFICERS, DIRECTORS, EMPLOYEES, CONTRACTORS, SERVICE PROVIDERS, AND REPRESENTATIVES SHALL NOT BE LIABLE FOR INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, EXEMPLARY, OR PUNITIVE DAMAGES ARISING FROM OR RELATED TO YOUR USE OF THE PLATFORM OR SERVICES.
This may include, where legally permitted, losses relating to:
Nothing in these Terms excludes or limits liability that cannot legally be excluded or limited under applicable law.
To the maximum extent permitted by law, you agree to defend, indemnify, and hold harmless BBOYO, its affiliates, officers, directors, employees, contractors, agents, and representatives from claims, damages, liabilities, losses, costs, and expenses, including reasonable legal fees, arising from or related to:

Account closure does not automatically eliminate obligations that arose before termination.
We encourage users to contact BBOYO first so that we can attempt to resolve disputes informally.
Unless prohibited by applicable law, disputes relating specifically to these Terms or your use of the Platform may be subject to applicable dispute-resolution procedures established by BBOYO or required under the law governing the relevant transaction.
Where arbitration is legally applicable, the parties may agree to resolve qualifying disputes through arbitration under the rules and procedures specified in a separate agreement or applicable law.
For transactions occurring in different countries, mandatory local laws may apply.
These Terms shall be interpreted in accordance with the laws applicable to BBOYO and the relevant transaction, subject to mandatory laws applicable to users in their respective jurisdictions.
Because BBOYO operates and may operate across multiple countries and jurisdictions, certain provisions may be supplemented or modified by country-specific terms.

BBOYO may update these Terms periodically to reflect:

If BBOYO does not immediately enforce a provision of these Terms, that does not mean BBOYO has waived its right to enforce that provision later.
Any waiver must be made in writing by an authorized representative of BBOYO where required.
If any provision of these Terms is found to be invalid, unlawful, or unenforceable, that provision will be limited or removed to the minimum extent necessary, and the remaining provisions will continue in full force and effect to the extent permitted by law.
BBOYO may assign or transfer its rights and obligations under these Terms in connection with a merger, acquisition, restructuring, sale of assets, financing, or other business transaction.
You may not assign your rights or obligations under these Terms without BBOYO's prior written consent, except where such restriction is prohibited by applicable law.
These Terms, together with the Privacy Policy and any additional terms expressly applicable to specific Services, constitute the agreement between you and BBOYO regarding your use of the Platform and supersede prior understandings relating to the same subject matter.
Additional terms may apply to particular products, services, promotions, transactions, or markets.
If there is a conflict between these Terms and specific written terms governing a particular Service, the specific terms may control for that Service to the extent stated.
